Santa Rosa Seeks Visionary Developers For Downtown Garage

Santa Rosa city officials have launched a fresh search for a developer to transform the aging Third Street parking garage into a vibrant downtown hub.

According to the Press Democrat, the call for “visionary proposals” follows the breakdown of previous negotiations and aims to convert the 197-stall structure into housing or mixed-use space. While past redevelopment efforts faced lawsuits and pushback from local businesses concerned about losing parking, recent court rulings have cleared the way for the project.

The city is now encouraging innovative designs that align with downtown’s growth, with a requirement that any residential plans include at least 15% affordable housing. Interested developers have until June 29th to submit their plans for the site, which was recently valued at nearly $3.6 million.

City leaders hope this formal solicitation will attract a wider pool of talent to help boost community vibrancy behind Old Courthouse Square.
